Booking Conditions
Section 01
Bookings are only confirmed upon receipt of the initial deposit and signed rental agreement. All guests must be at least 25 years of age to initiate a reservation.
- 50% deposit required at time of booking
- Full balance due 60 days prior to arrival
- Cancellations are subject to our tiered refund policy
Property Rules
Section 02
We take pride in maintaining our luxury villas. Guests are expected to follow these essential guidelines during their stay:

Liability & Indemnity
Section 03
"Aloha Luxury and its affiliates shall not be liable for any direct, indirect, or incidental damages resulting from the use of our services or occupancy of the properties."
Guests agree to indemnify and hold harmless the property owners and management from any claims, suits, or damages, including legal fees, arising from the guest's use of the premises or breach of this agreement.
Governing Law
Section 04
Jurisdiction
These terms are governed by the laws of the State of Hawaii. Any disputes shall be resolved in the courts of Honolulu County.
Arbitration
Parties agree to attempt mediation before initiating formal legal proceedings for any dispute exceeding $5,000.
